Residential vs commercial pest control: what actually changes

People assume commercial pest control is just a bigger version of the residential job. The pest list overlaps almost completely. Nearly everything else is different.

The stakes

In a house, a pest problem is unpleasant. In a business it is a health inspection, a public review, a tenant complaint, a failed walkthrough, or a closed kitchen. That changes how fast it has to be handled and how thoroughly it has to be documented.

The schedule

Residential work happens when the homeowner is free. Commercial work happens when it costs the business the least — before opening, after close, between tenants, on a slow weekday. Service that interrupts trade is not really service.

The scope

A home is a structure and a yard. A commercial site is a structure, a roof, a ventilation system, a dumpster area, a receiving door, a grease line and a parking lot — and pest pressure usually starts in the parts customers never see.

  • Restaurants and food service — roaches, rodents and flies, with sanitation as half the fix
  • Rentals and property management — turnovers, repeat units, and problems that travel between shared walls
  • Offices and retail — perimeter service outside trading hours
  • Warehouses, shops and yards — rodent and bird exclusion at the structure
  • Escrow and sales — termite inspections timed to a closing date

The paperwork

A homeowner wants the problem gone. A business also needs a record: what was found, what was treated, what needs fixing on the building side, and when the next visit is. That record is what an inspector, a landlord or an insurer asks for.

What stays the same

Inspect before you treat. Treat where the pest actually lives. Close the way in. Come back when the life cycle says to. Whether it is a three-bedroom in Pahrump or a restaurant on the highway, that order does not change.

If you bet on pest control, make sure you have the right hand for the job.
